House rules and special conditions

To make your stay at Girasol Apartments as pleasant as possible, we have included clear house rules in your rental agreement and you can also read them below. To ask? Please feel free to contact us for clarification!

Here are the most important rules for residents at Girasol Apartments:

General rules:

  • At Girasol Apartments there is someone at the office during the week for questions, help and payments.
  • The inventory is checked at check-in and check-out, any changes or damage will affect the deposit.
  • Each resident receives a key for the apartment and a specific keytag for the gate. Keytags are registered per apartment and are not interchangeable. Inform the landlord immediately in case of loss; replacement involves costs.
  • Notice period is always 2 months, regardless of the reason.
  • Pets are not allowed.
  • Upon departure: close windows and doors, turn off lighting and air conditioning.
  • Final cleaning is mandatory: It must be completely tidy when you leave the room. If repair work needs to be carried out in addition to the cleaning work, the costs will be deducted from the deposit.

Facilities and services:

  • Guests are welcome, as long as they do not cause any nuisance to other tenants and neighbors.
  • Internet is included in the apartments/studios.
  • You receive your water bill monthly and you must pay it on time at the supermarket.
  • You must collect and purchase Pagatinu (probably a local product or service) in time.

Hygiene and waste:

  • Use a drying rack for clothes, towels and bed linen, avoid hanging over balustrades.
  • Do not leave food, drinks or full ashtrays outside; use green containers for garbage bags to avoid pests and bad smells.
  • Tenants pay ANG 35 per month for waste disposal, deducted from the deposit at check-out.
  • Only with your help can the landlord keep the home pest-free. Due to the tropical climate, pests will quickly strike to eat leftovers and other waste in and around the house.
  • Keep your own rented apartment clean and tidy.

Parking and outdoor activities:

  • Park cars in designated places; large/long cars park to the left of the gate.
  • Furniture may not be moved outside.
  • Only barbecuing in the courtyard is allowed.

Common rooms:

  • Users of common areas must clean up their own mess.
  • Smoking ban indoors; Smoking outside using an ashtray is permitted provided it is emptied in time.
  • Do not throw unsuitable items into toilets to avoid blockages.

Maintenance and responsibilities:

  • The rented property must be in the same condition upon departure as upon receipt. For missing or irreparably damaged items, the responsible party will be liable for replacement costs.
  • It is not permitted to draw and/or hang personalities on the walls of the rooms and/or common areas by means of nails, screws, drawing pins, adhesive tape, etc.
  • When sweeping in your own apartment, throw away dirt in trash cans, do not sweep outside the apartment.
  • Prevent noise pollution, avoid loud music.
  • Tenants are responsible for their own cleaning; cleaning ladies are not liable.
  • Remove hair from pits after showering; dispose of in trash bins, not in toilets.
  • Waste bags must be thrown away in the green containers at the entrance of the complex.
  • Ventilate apartments to prevent mold; mold treatment is charged for prevention.
  • The communal courtyard is cleaned at least three times a week by our cleaning lady.
  • The pool is cleaned at least twice a week by our pool boy.

Misconduct and expulsion:

  • Girasol Apartments does not allow unacceptable behavior such as smoking, fire, aggression, theft, drug use, drunkenness, destruction or any form of intimidation. Violations will result in immediate eviction, with rent payments and security deposits withheld until the contract ends. If necessary, a report will be made to the police based on surveillance images if available.
